The Process

We determine rates, first, by surveying the neighborhood in order to ascertain the market. Then, RPM markets vacancies through advertisements using print media, classified ads, major search engines and postings on online bulletin boards. We also affix eye-catching signs and banners to the property itself. Our trained staff, using eCRM software, maintains records of interest from prospective tenants and follows-up when appropriate. Once an application is screened and approved, a tenant will sign a lease that includes safeguards for owners while being in strict compliance with all local and state laws.

Leasing
Our direct marketing approach attracts only the most qualified tenants, allowing us to lease property at rates that generate maximum revenue.

Maintenance
Rosano Property Management uses a combination of our own staff and a variety of independent contractors to give you and your property quick turnarounds and quality work at a reasonable price, 7 days a week, 24 hours a day.

Collections
We are aggressive about rent collections. Rents are due on the first and considered late on the second. Late fees are charged, and, if rent is still unpaid, we pursue all legal options up to and including eviction proceedings.

Accounting System
RPM’s computerized accounting provides simple, easy to read monthly statements which include all the reporting you need for tax compliance, income tracking and expenses.

Reporting
Our detailed Monthly Management Reports are sent on the 15th of the month. These reports include a description of current leasing activities and any issues arising at your property. We also include a rent roll, trust account ledger and, most importantly, an income statement. Proceeds can be sent along with the report or can be direct-deposited into a designated account. Availability
We provide preventative maintenance and service checks to all rental properties in order to avoid problems before they occur. Any matters that do arise will be handled by an immediate and professional response. Our team of carpenters, electricians, plumbers and landscapers keeps our properties in excellent condition at the lowest possible cost. We value our relationships with clients. Our hands-on approach ensures that your property is managed with the utmost care and attention to detail.
